Our residential leasing Process
  • Complete our online rental application below (paper copies can also be made available at our open houses or by request to 734-447-0647).
  • A $100 application fee is required from each applicant, occupant, and any co-signer(s).
  • Once we receive your application we will send a credit & background screening report via TransUnion to each applicant, occupant, and any co-signer(s).
  • We will check references, verify employment and review most applications within 10 business days.
  • Once approved we will collect your renter’s insurance information, move-in payment and send your lease package for electronic signature.

Property ownership includes a licensed real estate broker.

Okay, I signed my lease! When do I get my keys?

The landlord will be the last person to sign your lease, after the tenant and any co-signer(s) have signed. You should receive a copy of your lease automatically when all parties have finished signing. Before signing to execute your lease, the landlord will need to receive your move-in payment and renter’s insurance info. After receiving those and signing, we’ll arrange to meet you with your keys!

How do I pay my move-in invoice? How do I pay rent?

We accept Zelle (contact us for account info), and checks can be mailed or dropped off at 46 N Huron St, Ypsilanti MI 48197. Many banks and credit unions also offer electronic rent payments via ACH/”Bill Pay”. We also accept UMCU member-to-member transfers (contact us for account info).

To drop off a check or keys, we have a secure white dropbox outside of 46 N Huron St’s front door.

Where do I park?

For tenants who have a parking pass included in their lease, our parking lot is accessed from an alleyway which you will enter off Michigan Ave next to Neighborhood Pharmacy. When you enter the alleyway, take the first possible left-hand turn which will bring you to a parking lot behind our retail shops. Here’s a reference below:

Where is the best area to load/unload my furniture or U-Haul?

Loading and unloading from Huron Street tends to be easiest, and the earlier you start the easier it tends to be in terms of finding open parking spaces right near our building’s entrance off Huron. Parking can be a challenge during afternoons & evenings. Trucks larger than an F-150’s size may not fit in the parking lot out back.

I have furniture, bulk items or trash from my move-in; where should I put that?

Normal residential trash should be placed inside dumpsters. Boxes, furniture and other large/bulky items should be taken off-site for recycling.

As of 05/2024 the City of Ypsilanti has an agreement for residents to use the Ann Arbor Drop Off Station off Ellsworth Rd. Residents can request a dump pass from the City of Ypsilanti’s Clerk Office 734-483-1100. More about Ann Arbor’s Drop Off Station: https://www.recycleannarbor.org/divisions/drop-off-station

The City of Ypsilanti has in the past offered bulk trash pick-up days during special times, please contact the City Clerk for program details such as pick-up days/times, instructions, and other restrictions. It’s important tenants review the City’s trash pick-up requirements, since anything left outside which is not picked up by the City will be the tenant’s responsibility.

Where do I put my trash?

For residents in the #48 building: You’ll be issued a code at move-in to access the Downtown Development Authority (DDA) dumpsters across Huron street in the City’s North Huron lot. If you’ve lost your code, or haven’t received one yet, text or call 734-272-6612 and we can help with that.

For residents in the #34 building: You’ll have access to our trash dumpsters (marked “Stevens Disposal”) in the rear of the building near the steps to our parking area.

Where is the laundry facility?

Common coin laundry is located at 34 N Huron St (nextdoor to World of Rocks), you’ll receive a key to enter the building and the laundry area is just upstairs. We also marked it on the map above showing our parking area.

How much do the laundry machines cost?

Prices may change over time, but as of 05/25/24 washing is $2.50 and drying is $1.00 per load.

What are the rules for the laundy area?

– please fill washer no more than 3/4 to the top (when overfilled, the machine won’t spin/agitate to effectively clean your clothes, wasting water and your $).
– delicates and small undergarments are best washed in a mesh laundry bag so as to avoid being pulled into washer pump or motor
– no rugs or bath mats in the washer or dryer please
– for fire safety, remember to clear the lint tray before each time the dryer is used
– don’t leave detergent containers in the laundry area 
– please remove your clothes within 5 or 10 minutes from when the machine has finished for the next person who may need to use the washer; and likewise if someone has just finished a wash please make sure to give them at least 15 minutes from the end of their wash for them to remove their clothes
