After months of work behind the scenes, I've launched a fully rebuilt version of YpsiRealEstate.com. After around twenty years on a LAMP stack that taught me everything I know, I cannot thank the Wordpress community enough for the foundation, the education, and an open source itch to scratch.
Here's what's live now and what's coming:
What's live today
- Live MLS listings updated in real time across nearly the entire Lower Peninsula of Michigan
- 1,900+ neighborhood and condo community pages across Michigan, each with its own market dashboard and listing feed
- 79 Ypsilanti-area neighborhoods with dedicated pages, media, open houses, and virtual tours
- Interactive maps with FEMA flood zone overlays, USDA Rural Development eligibility, and local ordinance data
- County-level market snapshots — median price, active inventory, days on market, and 12-month sales volume
- A PITI calculator on every listing detail page — principal, interest, taxes, and insurance in one place. Tax estimates pull from county assessment rolls where available (currently 24 counties), with coverage expanding as FOIA data arrives.
- Seller's disclosure documents available directly on select listing pages — no need to request them through an agent. Availability depends on the listing agent's settings; not every listing includes them, but where they're available you'll find them right on the page.
- Property alerts and neighborhood subscriptions — create an account to subscribe to neighborhoods, cities, counties, or school districts you care about. When we add email notifications, you'll be first to know about new listings and market changes in your areas.
- More info than you'll find on Zillow/Realtor/Movoto/etc — Some features may only appear for listings within the City of Ypsilanti, our home turf; additional municipalities (Ann Arbor, etc) are underway.
In Development
- Intel — a dedicated section covering local municipal meetings, zoning decisions, and development pipeline activity, with a broker's read on what it means for property values covering my home jurisdiction, the City of Ypsilanti, first.
- Regulatory Profiles — jurisdiction-by-jurisdiction analysis of rental ordinances, inspection regimes, and enforcement posture, with a plain-language rating broken down by property type and investor strategy
- Investor Analytics — gross rent multiplier, cap rate context, and points of interest proximity by listing
- Ownership Horizon Tool — a full long-term cost projection that goes well beyond PITI. Showing buyers the tax reset that happens at purchase, how assessments have trended historically on a specific parcel or area, and what carrying costs realistically look like over a 10, 20, or 30-year hold including post-mortgage payoff. The data work is underway and interactive reference tools should follow it.
